Building a home can seem very intimidating. Where do you start? Who do you need to talk to first? Does the on-site agent really have the buyers’ best interest in mind? We get it. There are so many different variables to consider, but we want you to know that our on-site agents have your back from start to finish and ALWAYS have the buyer’s best interest in mind. They listen to home buyers’ wants and needs, discuss dreams and plans, and help them find the best lot with the best builder for the best home!

First things first, let’s talk with a lender.

The Loan

Options for Carrying the Loan

While you probably have a general idea of what your budget is and what you’re willing to spend, it’s always good to meet with a lender first to really hone in on that budget and discuss the construction loan. There are many moving parts when it comes to a new construction home; meeting with a lender will help you better budget and plan for all the parts that you may have thought of, as well as the parts you didn’t.

Additionally, a lender could give you the pros and cons of carrying the construction loan yourself. While there are some benefits of doing so, there are also options for the builder to carry. So, what is a construction loan? The construction loan is a short-term loan covering building costs through the construction of the home—the permanent loan then rolls that over into a long-term loan (15, 20, or 30 year).

Pick Your Lot

Go Out On-site and Walk the Lot

When picking your lot, you’ll want to get a true feel for the location, view, and everything else surrounding. We encourage our home buyers to visit at different times of the day to better visualize their home morning, midday, and evening (especially evening!).

Going on-site will also help you better determine what is most important to you and your family, whether it’s a water view, in a cul-de-sac, north facing, or with the maximum amount of privacy.

Pick Your Builder

You Can’t Go Wrong in a Schellenberg Development

No matter which of our communities you decide to build in, we have several different builders to choose from and each one is amazing. We don’t just choose builders that are the most popular—our owner, Marv Schellenberg, and our community managers meet with each one to ensure that those selected will be a great fit, follow our community standards, and will be a phenomenal selection for our buyers no matter who they work with.

Home buyers are welcome to meet with each builder individually to see who might meet their needs best. If you really don’t have a preference on builders, check out their floor plans. You may just fall in love with a certain layout, making your builder selection VERY easy. After you’ve chosen, you can then design your home with the builder and make the vision in your head come to life!

Design Your Floorplan

Customize, Customize, Customize!

Now the fun begins! It is your time to make your new home exactly how you want. Regardless if you choose a floorplan that the builder already had or are starting from scratch and building from the ground up, the home is YOURS and YOU get to mold it to fit your dream. Once you have your idea, it’s time for pricing. Communication is key here. Home buyers should make sure they tell their builder if they have a large patio, fancy tile shower, or an oversized garage in mind so the builder can give the most accurate pricing possible.
